Terms of Use

1. Who you are dealing with

HouseFeed is operated by James Kilpatrick, Sales Representative, Chestnut Park Real Estate Limited, Brokerage. Using the site means accepting these terms. If you do not accept them, please do not use the site.

2. What this site is for

HouseFeed shows residential properties for sale and for lease in and around Toronto, so that people thinking about buying, selling or renting can look at what is available and get in touch.

You may use it only if you have a genuine interest in the purchase, sale or lease of real estate. You may not use it for any commercial purpose, and you may not use it to compile, resell or redistribute listing information. This is not a preference of ours; it is a condition of the licence under which we are permitted to show you the data at all.

4. About the listing information

Listings come from the Toronto Regional Real Estate Board through PropTx and are refreshed hourly. Listings are removed promptly once they leave the market.

The information is deemed reliable but is not guaranteed accurate by PROPTX. It is provided by listing brokerages and agents rather than by us, and it can be wrong, out of date, or incomplete. Prices change, properties sell, and details get corrected.

Sold prices lag by up to 48 hours while conditional sales firm up.

Nothing on this site is an offer, an appraisal, or advice about the value of a property. Do not make a decision to buy, sell or lease on the strength of what you read here without verifying it. Ask us, and we will check.

5. Accounts

You need an account to see sold prices, and to have your saved listings follow you between devices. You sign in with Google, or with your email address and a password.

Keep control of the email account you sign in with. Anyone who can read your email can sign in as you.

You are responsible for what is done through your account. If you think someone else has used it, tell us.

You can delete your account at any time from your account page. What that does, and what it does not do, is set out in the Privacy Policy.

We may suspend or close an account that is being used to breach these terms, in particular section 3.

6. Contacting James

The site lets you ask questions and request showings. Doing so is an enquiry, not an agreement: it does not create an agency relationship between you and James Kilpatrick or Chestnut Park Real Estate Limited, Brokerage, and it does not commit either of us to anything.

If you are already working with another real estate agent under a representation agreement, please respect it. This is not a solicitation of anyone under contract with another brokerage.

Showing requests are requests. A time is not booked until James confirms it, which he does by text.

7. Sold information

Sold prices are shown only to registered consumers, under the board's Virtual Office Website rules. Separate terms apply to that information and you accept them when you create an account. They are in the VOW Terms.

8. Our own material

The design, text and software of this site belong to us. The listing information does not; it belongs to the board and its members and is used under licence. Neither may be copied.

9. Availability

We try to keep the site up and the data current, but we do not promise either. It may be unavailable, and it may be wrong.

To the fullest extent permitted by law, HouseFeed, James Kilpatrick and Chestnut Park Real Estate Limited, Brokerage are not liable for any loss or damage arising from your use of this site, from any error, omission or delay in the information it shows, or from the site being unavailable — whether that loss is direct, indirect or consequential. Nothing in this section limits any liability that cannot be excluded under the laws of Ontario or Canada, including liability for fraud, or for death or personal injury caused by negligence.

10. Changes

We may change these terms. If we change them materially we will say so on the site, and continuing to use it after that means accepting the new version.

11. Law

These terms are governed by the laws of the Province of Ontario and the laws of Canada that apply in it.
