VOW Terms of Use

1. What a VOW is, and why this exists
A Virtual Office Website is a real estate brokerage's website that shows a consumer information the brokerage would otherwise show them in its office, including what properties actually sold for.
That information comes from the Toronto Regional Real Estate Board and is not public. The board permits a brokerage to show it to a registered consumer who has a genuine interest in buying, selling or leasing real estate, and who has agreed to terms. These are those terms.
You are agreeing to them because you created a HouseFeed account in order to see sold prices.
2. Registration
To see sold information you must create an account with your name, a working email address and a password. We record when you agreed to these terms and which version you agreed to.
3. Your bona fide interest
By using this site you confirm you have a bona fide interest in the purchase, sale or lease of real estate of the kind shown here.
You confirm you are not using it to gather market data for a business, to compete with a brokerage, to build a product, or on behalf of anyone doing those things.
4. What you may do with sold information
You may look at it, and use it to help you make your own decisions about your own property or a property you are interested in.
You may not:
- copy, download, scrape or systematically retrieve it;
- redistribute it, publish it, post it, or forward it to anybody;
- store it in any database or spreadsheet of your own;
- use it in any appraisal, valuation, report or marketing material;
- provide it to any artificial intelligence system, for any purpose;
- use it for any commercial purpose whatsoever.
Sold information is shown to you, personally, so that you can make a decision. It is not yours to keep.
5. Accuracy, and the 48-hour lag
Sold prices reach us from the board up to 48 hours after a sale firms up, and some sales are conditional when first reported. Figures may be corrected afterwards.
Information is deemed reliable but is not guaranteed accurate by PROPTX. A sold price is evidence, not a valuation. Do not price a home, or an offer, from what you read here without speaking to James first.
6. What we may do
We may withdraw your access to sold information, or close your account, if we believe these terms are being breached. We do not need to warn you first, and the board may require us to act.
We keep a record of your registration and your acceptance of these terms, which the board may ask to see.
7. How long sold information stays
Sold and leased records are shown for twelve months and are then removed.
8. Sellers who have opted out
Some sellers instruct that their property not be displayed on the internet, or that their address not be shown. We honour those instructions, so a property you know about may not appear here, or may appear without its address. That is not an error.
9. Changes
If these terms change we will ask you to accept the new version. We keep the version you accepted and the date, so it stays clear what you agreed to.
